We will then carry out a check in with them which involves walking round the property and pointing out any issues documented and the general condition. We will then get the tenants to sign a schedule of condition detailing the condition of the property. The schedule will then be attached to the final report. Once the check in has been completed we will then release the keys to the tenants if instructed.Inventory only

The report will also be sent to the tenants allowing them 7 days to confirm their agreement or make additions to the report.
Mid Term Inspections
We contact the tenants and arrange a convenient day and time for access. The purpose of a mid term inspection is to check the tenants are keeping the property in order and not breaching the tenancy in any way. Also we need to keep an eye out for any issues in the property which the tenants have failed to notify the landlord of such as leaks, bathroom extractors not working or smoke and CO alarms missing or not working. We will also check the exterior of the property for any issues such as blocked gutters.
Check out
At the end of the tenancy, we will either meet the tenant on the last day and carry out a check out inspection and collect the keys from them or alternatively we will attend the earliest possible following their departure. A check out report will then be compiled noting any differences from the original report. We will apportion liability for any changes in condition by stating whether it is a landlord issue, tenant liability or fair wear and tear. Keys will be checked and documented and final meter readings taken.
With effect from 6th April 2008 it became a requirement that EPC’s must be provided for all non-dwellings by an accredited non-domestic energy assessor who is a member of a Government approved accreditation scheme.
The seller or landlord must provide an EPC free of charge to a prospective buyer or tenant at the earliest opportunity. A copy of the EPC must also be provided to the buyer or the person who takes up the tenancy
EPCs are valid for 10 years and can be reused as required within that period. A new EPC is not required each time there is a change of tenancy, or the property is sold, provided it is no more than 10 years old.

In April 2007 the Government issued new regulations in relation to tenants’ deposits (Tenancy Deposit Scheme). It awarded contracts to three companies to run the new Tenancy Deposit Protection Schemes. If the landlord, or the agent acting on his/her behalf, is a member of the TDS any dispute will be resolved quickly and fairly.

All of our reports provide a comprehensive written, detailed description of the property. This will include gardens, garages, cupboards and all accessible areas. The report will give a full written description of everything including ceilings, walls, floorings, light fittings, all appliances and furniture. We will also provide colour photographs of each room and any defects. We will document the meter readings and any keys.
