Inventory Procedure

Inventory & check in
Once instructed, Professional Residential will attend the property prior to commencement of the tenancy to prepare the inventory report. If required, we will then meet the tenants at the property on the day they are due to move in. The inventory report will be compared against the condition of the property and the tenant will sign and agree the report. They keys will then be released to the tenant.

Check out
At the end of the tenancy, we will meet the tenant on the last day and carry out a check out inspection and collect the keys from them. A check out report will then be compiled noting any differences from the original report. We will apportion liability for these by stating it as a landlord issue or tenant liability or fair wear and tear.

 

Why do I need an independent inventory?
In April 2007 the Government issued new regulations in relation to tenants' deposits (Tenancy Deposit Scheme). It awarded contracts to three companies to run the new Tenancy Deposit Protection Schemes. If the landlord, or the agent acting on his/her behalf, is a member of the TDS any dispute will be resolved quickly and fairly.

Under these schemes:
The deposits will be protected during the tenancy
Where there is no dispute at the end of a tenancy, the deposit will be returned promptly
Where there is a dispute it will be dealt with fairly by the Independent Housing Ombudsman
The Ombudsman will make a decision within 10 working days of receiving the necessary information and documentation

In light of these new regulations it is now even more important that you have an independent inventory report prepared at commencement of the tenancy.
